Are you a lender?

No. We're an intermediary. We analyze your deal, structure it, and place it with a lender from our network of private and institutional sources. That lender underwrites, sets the terms, and funds. We tell you which lender, and why, in writing before you spend a dollar.

Do you charge upfront fees?

No. You never pay us before your loan closes: no application fee, underwriting fee, due-diligence deposit, or retainer. We're paid once, at closing, out of escrow, as one line on your settlement statement. If the deal doesn't close, you owe us nothing.

What kind of financing do you arrange?

Two kinds, both for 1-4 unit investment property: fix & flip (short-term, sized against the after-repair value, with rehab paid out in draws) and buy & hold / DSCR (long-term financing qualified on the property's cash flow). The Financing page has the detail.

How is a DSCR loan qualified?

On the property's cash flow, the debt-service-coverage ratio, not your personal income. If the rent covers the debt, the deal works. It's how investors scale past what an income-documented loan would allow.

How much can I borrow?

Loan amounts typically run $500,000 to $2,500,000. Fix & flip is sized by roughly 75% of total cost and 70% of ARV, whichever is lower. Run your own numbers with the Deal Sizer on the Financing page. The lender sets the exact figure after underwriting and appraisal.

How fast will I hear back?

Real indicative terms, or a straight no with the reason, within 24 business hours of sending your deal. No credit pull and no fee to get them.

Who is the borrower, me or my company?

Your entity. These are business-purpose loans to entity borrowers: your LLC borrows and you personally guarantee. If your entity isn't formed yet, send the deal anyway and note it on the form.

Where do you work, and what deals don't fit?

Non-owner-occupied 1-4 unit investment property in New York, for business purposes. If your deal is owner-occupied, 5+ unit, commercial, or closing in your personal name, we're the wrong shop. Send it anyway and we'll point you to the right one.
