How we're paid

The No-Upfront-Fee Standard

Six rules. They're in your fee agreement, not just on this page.

1. You never pay us before your loan closes.

No application fee, underwriting fee, due-diligence deposit, or retainer. Nothing.

2. We never touch your money.

Every dollar you put up goes to the title company or escrow agent. Never through us.

3. Hard costs go straight to the vendor.

You pay the appraiser directly, or it's funded into escrow. We never mark up a vendor cost.

4. We're paid once, at closing, out of escrow.

Our fee, on your settlement statement, in the exact amount fixed in writing.

5. No close, no fee.

If your deal doesn't fund, you owe us nothing.

6. In writing before we start.

Our role and our fee, in a signed agreement, before we do any work.

Why this page exists

In this business, the difference between a real shop and a scam is where the money goes. So here's the tell, and use it on us too:

If any loan shop, including this one, ever asks you to wire money before closing, stop. Appraisals get paid to appraisers. Deposits go to escrow. Fees come out at the table.
